Radiance Property Owner’s Association Board Meeting – September 18, 2006

Present: Rick Levinson, Mary Buchanan, Chris Lagarde, Deborah Aker
and Troy Maynor Absent: Betsy Kirkpatrick Guest: Cliff Finley
1. Meeting called to order at 7:40 P.M at Rick’s. Minutes of the
July 17, 2006 meeting approved as amended.
2. 2007 Budget – Cliff reviewed last year and this year’s budgets and
year to date expenditures and helped create a Budget for 2007. The
Board approved that budget. No increase in dues will be necessary in
2007. An increase will most likely be necessary in 2008.
3. Bookkeeping Changes – Cliff met with our accountant and made
corrections in the accounting system to immediately apply ongoing
expenses as they occur against respective escrow accounts. Past
expenses for roads and septic were applied to the escrow accounts
since January 2004.
4. New escrow account – The Board decided to set up a new escrow
account for future pool resurfacing/deck expenses. Only expenses
falling into these 2 categories, resurfacing & deck replacement will
be applied to this new escrow.
5. Dead Tree removal – Cliff volunteered to cut down the dead trees
by the Dome sidewalk and along Concord Circle if someone will help
him make sure they fall the right direction.
6. Vac Alert – The Board voted to install a vac alert in the baby
pool so that we will be in compliance with state laws.
7. Paddles – Steve Montignani had suggested that the RPOA purchase
paddles for de-frbulation in case a community member’s heart stops.
The cost is around $1,000 right now. The board decided to table the
suggestion until next year in hopes that the price will be down by
then.
8. Board Member steps down – Betsy Kirkpatrick has informed the Board
that because of nursing school, she must step down from the Board.
We greatly appreciate all the time she has given to our community.
She has served for 6 years. Several names were suggested to replace
her.
9. Septic Fields mowed – Russell Skeen (from across 1826) mowed the
septic fields for $100. He charged less for the field behind
Hanson’s since they had mowed much of it.
10.Water Line Easement – Rick was contacted by Carol Hardin about
getting a quick claim deed to a sliver of land by the entrance. The
developers of Reunion Ranch are asking for a water line to be
installed. Rick will contact Tom Davis, our attorney for advice and
to have a deed drawn up.
11. Dome Concerns – No meeting has been set.
